Like most Big Ten college towns, the off-campus market near Purdue University moves on an annual cycle rather than a rolling one. Properties near campus, including West Lafayette communities along the Cumberland Avenue corridor, typically open leasing for the following academic year in early fall, and the most requested floor plans are gone well before spring.

Leasing early isn't just about locking in a spot. It gives you first pick of floor plan type, more time to coordinate with roommates or use a roommate-matching service, and access to pricing tiers that tend to close out as availability shrinks. Waiting until the spring before you need to move in usually means choosing from whatever is left.

Always compare total monthly cost, not just headline rent. A lower base rent without Wi-Fi, furniture, or parking included can end up costing more once those pieces are added back in.

Base Rent vs. Total Monthly Cost

Base rent is the listed price for your floor plan alone. Total monthly cost is base rent plus utilities, plus any required or lifestyle fees like parking or a pet fee. When comparing communities, ask for the total monthly cost, not just the number on the floor plan page.

Chapter 4

How to Qualify

The Lodge on the Trail offers several ways to qualify for a lease, so students at different financial and academic stages all have a realistic path to signing. Each option below is a neutral business criterion open to any applicant who meets it.

Self-Qualification

For applicants with their own qualifying income and credit history: a credit score of 600 or higher and income equal to at least three times the monthly base rent. Proof of income is required, and all applicants pass credit, background, rental history, and income screening.

U.S. Guarantor

A guarantor co-signs the lease and must meet the same income and credit standards as a self-qualifying applicant, along with providing proof of income and passing standard screening.

Security Deposit

Applicants can qualify by paying a security deposit equal to two months' rent at signing. The deposit is refundable, subject to a move-out inspection.

Guarantor Waiver Program

A third-party program that removes the need for a U.S. guarantor or a security deposit, for a monthly fee of approximately $52. Approval is instant upon verification of student status.

No U.S. Credit History? No Problem

Applicants without a U.S. credit history or Social Security number can qualify through the Guarantor Waiver Program, which does not require either. A passport or visa document is accepted as identification, and leases can be signed remotely. This path is available to any qualifying applicant.
